The first version on here is sorta on the right track, but the timing is very off,
and it has a lot of wrong chords (such as G where it should be Em) -
so I figured I'd put up my own version which I believe to be 100% correct.

Dan plays this without a capo live (so it's a whole step lower),
but to play along with the record, it's standard, capo 2nd fret.

If you want to be in the same key to play along with the record but don't want to use a capo,
transpose up two semitones so the first chord reads "E".

[Intro]

D A Em G D A Em (x2)

[Verse 1]
               D
He invited me in;
                   G
Said his name was Jesse and to take a look around
                        D A Em
I found my coat at the bottom of the closet, dug it out
                         D
The only thing that she left
              G
There in the middle of the room, was the couch
                        D A
She’d always hated the pattern or the texture
   Em
I can't remember it now
Bm A G
I relived those nights there breaking down
Bm A Em
I guess I’ll see myself out

[Chorus]

G D A
You kept me waiting like the G Train
G D A
I held the door open for hours. I had to walk away
   Em D A
I rode the A line out to Rockaway
G D Bmaj C
I’m always drawn to the water

[Verse 2]

                           D
Walked the streets to the shore
               G
Passed by the murals fading off of the walls
                    D A Em
Still licking the fresh wounds from a hurricane in the fall
                    D
And I watch them rebuild
              G
I hummed a Ramones song out of key
                    D A
Staring off at the skyline over shorebreak
      Em
And remembering
Bm A G
that this same ocean almost killed me
Bm A Em
South Carolina, seafoam green

[Chorus]

G D A
You kept me waiting like the G Train
G D A
I held the door open for hours. I had to walk away
   Em D A
I rode the A line out to Rockaway
G D Bmaj A
I’m always drawn to the water
        G F#m
I felt the weight

[Bridge]

               Bm Em A G
On a calendar long enough, all my grief starts to decay
F#m Bm Em A
On a calendar long enough it grows more useless by the day
    G F#m G
And I read that on a calendar long enough
    Em A G
New York will be returned to the sea
F#m G Em A
When the water gets high enough, it’ll take back everything
       Bm G
So the subway and the G Train
      D A
Our apartment, all our memories
        Bm G
Come to rest there underwater
          D A
All the things that I thought meant the most to me
          G A D G
I try to picture it-- just the top of the skyline at low tide,
              G A D G
Piercing the surface as the ships try to navigate their lanes
           G A D G
And there alone and triumphant on the crest of a wave
         G A D
Is the couch you gave away

Sound just about perfect other than the Bmaj and C. that sounds more to me like a Bm and A

I've just realised, end of the first chorus is definitely B then C, but the second chorus is definitely B then A, then a quick G into the F#m.
