UPDATE 6/21/20:
I watched a video of SP performing this song on acoustic instruments.
Brian does indeed play it tuned flat one half step to Eb/D#. This makes
sense so that more open chords can be played. Just transpose every note
and chord in this tab up one fret if you want to play in that Eb/D# tuning.
Here's how Brian plays the Intro and the related same parts in the verses on the
unplugged video using the Eb tuning (rather than the octave chords in my tab):
