The wikipedia ardicle says the Mchuch may have purchased the song from Fats Waller in 1926.
Fats Waller does it in Aflat, capo 1 to play along. I'm just playing it in Gee.

I worked this up & then sent it to my teacher
the most excellent jazz guitarist Ricky Howard of Bonita Springs FL.
Ricky jazzified it. I combined the 2 with what I liked best.
Note, prior to the mid 1930s, chords weren't that jazzy, more ragtime: major, minor,
dominant 7th, dimished & augmented. Major & minor 7s, 9, 11, 13, + & - 5 & 9 came later.
The 1st line I had G GM7 G6 Abdim Am7 D7
Ricky had G6 C9 Bm7 Bbdim Am7 D9
I wound up with GM7 G6 Bm7 Bbdim Am7 D7
The 3rd line is Ricky's Dm9 G13 G7+5. I had G G7.
2nd verse, the 3rd line I had Cm7 C#dim but could hear Fats playing E Eb in the bass.
So i switched it to C/E (x7555x) Ebdim (x6757x) G/D (x5543x).
Ricky had what I had originally, so I went with that.
From the G to the E7, I went F#7, F7, I went with Ricky's Bm7-5 - I love that chord.

No offense intended, but the Chorus (for what everybody, here included, is calling the Verse, to me is exactly the Chorus!) of this number is rather banal, I'm much more interested in the Verse which, however, is nowhere to be found I mean the beginning: "Gee, but it's tough to be broke..."
