She plays it with the capo on 1. When the verse begins, the third chord ("july") is definitely an Asus2, which with her capo is a Bbsus2. Second chord {"fourth") is a Dm, which she barres on fret 5. First chord is tough but has a G in the bass. Almost sounds like that same Bbsus2 but with G on the bottom. When she sings "town" it's an Eb, which she plays as a D with capo. That's not all but it's a good start.
The sus2 is a big part of the sound in this song.

Well I'm positive sure you're wrong. Check the bass notes, that's the best way to figure out the root of the chords, then a note at a time you can figure out the other qualities. Those are 2 minor and one major chord, certainly not 3 major chords. Anyone with half an ear could tell you that, go ask a musician.
