The second version (with the chords above the lyrics) is correct, but the first version is incorrect; there is no Amaj, Dmaj, or Emaj in the song.
As a side note, on the electric version the first F of the first chorus is played once ("and just like James I'll be drinking Irish tonight") and then the playing resumes on the G chord of the next line.
For the acoustic version, there is no break there, but there is a bridge between the first chorus and the second verse where you play the intro chords again.
For the rhythm, pick the A string, strum down, up, then pick the E string.

i've been playing with a C instead of Am in the chorus and the second bar and after of the second verse. can't decide which is better.
